Terms of Use

These terms cover your use of SFRCalc's calculators, articles, and other pages (together, the "site"). By using the site, you're agreeing to them. If you don't agree, please don't use the site.

What SFRCalc is — and isn't

SFRCalc provides free, self-service calculators and educational articles about property investment math. That's the whole service.

SFRCalc is not a real estate broker, property manager, leasing agent, lender, mortgage broker, insurance agent, financial advisor, accountant, or attorney. We don't manage, lease, list, finance, insure, or take any ownership interest in any property. We don't act on your behalf in any transaction, and nothing on this site should be read as us doing so.

Not professional advice

Everything on this site — every calculator result, every article — is educational and informational only. It is not financial, investment, legal, tax, or accounting advice, and it's not a substitute for advice from a licensed professional who knows your specific situation. Before making a financial or investment decision, verify the numbers independently and talk to a qualified professional — a CPA, attorney, lender, or financial advisor, as appropriate.

No warranty on accuracy

The calculators are built to be useful, and we try to keep the math right. But they rely on assumptions, simplifications, and whatever figures you enter — and like any software, they can have bugs. We make no warranty, express or implied, that any calculator result, article, or other content on this site is accurate, complete, or current. Everything is provided "as is" and "as available," without warranties of any kind.

Your responsibility

Limitation of liability

To the fullest extent permitted by law, SFRCalc and its owner(s) are not liable for any loss, damage, or claim — direct, indirect, incidental, or consequential — arising from your use of this site or reliance on anything it produces, including but not limited to financial losses from a real estate or investment decision. This applies whether the claim is based on warranty, contract, tort, or any other legal theory.

Third-party links and content

This site may link to third-party lenders, insurers, tools, or other resources, some of which are affiliate links (see our advertising & affiliate disclosure). We don't control and aren't responsible for the content, accuracy, or practices of any third-party site.

Intellectual property

The text, design, and calculator logic on this site belong to SFRCalc unless otherwise noted. You're welcome to link to the site or reference it, but please don't copy the calculators or articles wholesale without asking first.

Changes to these terms

We may update these terms from time to time as the site changes. The "last updated" date above reflects the most recent revision. Continuing to use the site after a change means you accept the updated terms.

Governing law

These terms are governed by the laws of the State of North Carolina, without regard to conflict-of-law principles.

In short: these are free tools for running your own numbers, not advice, not a professional service, and not a guarantee of accuracy. Use them as a starting point, verify what matters, and loop in a professional for anything with real money on the line.
