About SFRCalc
SFRCalc started from a simple frustration: most of the "rules of thumb" floating around real estate investing forums don't hold up against today's prices. Screening rules like the 1% rule were built for a different market, and using them now mostly just talks people out of deals that are actually fine — or convinces them a bad deal is good because it happens to clear an arbitrary number.
So instead of another rule of thumb, this site is a set of calculators that show the actual math — cash flow, cap rate, cash-on-cash return, DSCR — for a specific deal, with your real numbers. No screening threshold, no single "good" number. Just what the deal actually does, so you can decide for yourself whether it fits what you're trying to accomplish.
Who this is for
Anyone evaluating a rental property, a flip, a house hack, or a short-term rental — from a first-time buyer running their first set of numbers, to someone who's done this before and wants a fast, reliable way to model a deal without building a spreadsheet from scratch every time.
Where the math comes from
SFRCalc's calculators are built on the same underlying spreadsheet math that professional underwriters and analysts use to evaluate deals — not a simplified or marketing-friendly version of it. The site was put together by someone with over a decade of hands-on experience in professional real estate investment, who got tired of rebuilding the same analysis from scratch and decided to turn it into a tool other professionals and new investors could use to run the numbers and save time.
What this site won't do
- It won't tell you a deal is good or bad using a flat rule like the 1% rule. We think those rules do more harm than good in today's market.
- It won't give you personalized financial or investment advice. These are educational tools, not a substitute for your own due diligence or a conversation with a qualified professional.
